Binghatti Spectre is a mixed-use development in Al Jaddaf, close to DEWA Headquarters, that puts apartments, office floors and ground-level shops on one site. The developer’s range runs from studios to 3-bedroom homes, but the stock still available is mostly 1 and 2-bedroom apartments plus a large block of offices. It works for end users who commute to Downtown or DIFC, investors after rental income near the Creek, and agents whose clients want commercial and residential options under one address.
Al Jaddaf location and road access
Al Jaddaf sits between Oud Metha and Dubai Creek, which keeps Binghatti Spectre close to the main business districts. The developer quotes about 5 minutes to Burj Khalifa and Dubai Mall, around 8 minutes to Business Bay and DXB, and roughly 10 minutes to the Museum of the Future. Sheikh Zayed Road, Al Khail Road and Oud Metha Road are all close by. Al Jaddaf Walk, the waterfront park, Dubai Design District (D3), Zabeel Palace and the Ras Al Khor Wildlife Sanctuary are in the same part of the city.
Apartments, offices and retail
The project is split across Tower A and Tower B. The building has three basement levels, a ground floor, two podium levels, a plaza level and 26 floors above, topped by a mechanical floor and roof. On the residential side, 1-bedroom units run from about 755 to 824 sq ft and the 2-bedroom layouts come in around 1,208 sq ft. Studios and 3-bedroom homes are in the developer’s plan but did not appear in the October stock export.
Offices make up most of what is left. They range from roughly 718 sq ft to just over 4,000 sq ft, so there is space for a small practice or a larger team. Ground-floor retail starts a little above 1,150 sq ft. Some units look over Al Khail Road toward Festival City, the Mohammed Bin Rashid Library and Dubai Creek; others face the amenity deck or a neighbouring plot.

Who to pitch Binghatti Spectre to
Spectre launched in September 2026. The developer projects rental yields of 5% to 7% and points to freehold title and 10-year Golden Visa eligibility for qualifying buyers. The office stock widens the buyer pool: business owners and company buyers can look at it alongside residential investors. This page does not list a handover date or payment plan yet, so confirm both with the sales team before quoting a client.
