Binghatti Wraith is a new residential tower in Al Jaddaf, launched in June 2026, with studios, 1-bedroom and 2-bedroom apartments over ground-floor retail. It is a short drive from Downtown Dubai and the airport, so it works for end users who commute into the city, for investors who want small rentable units on a central address, and for agents whose clients have been priced out of Downtown.

Some units in the current release look straight onto Al Khail Road, which tells you how close the plot is to the main road network. The developer puts Downtown Dubai about 6 minutes away by car, Dubai International Airport and Zabeel Palace about 8 minutes, and DIFC around 10. Sheikh Zayed Road, Oud Metha Road and the E11 are all nearby, and the Metro is within easy reach for tenants without a car.
Families will ask about schools. Swiss International Scientific School, Dubai Gem Private School and Almawakeb School in Garhoud are all in the area. The Mohammed Bin Rashid Library and Dubai Design District (d3) are a few minutes away as well.
Unit mix, sizes and views at Binghatti Wraith
Most of the stock on offer is 1-bedroom. Studios are compact, at roughly 340 to 440 sq ft, and they are the cheapest way into the building. The 1-bedroom layouts vary more than you would expect: the smallest start in the mid-600s, while the largest run past 1,400 sq ft, so check the plan before quoting a client on size. Two-bedroom apartments sit in a narrow band of about 1,110 to 1,180 sq ft. The developer also lists 3-bedroom apartments, but none appear in the October 2026 stock export.
The tower has a ground floor, four podium levels, 14 residential floors and a roof. Views in the current release include Al Khail Road, the main road, internal roads and the amenity deck. Binghatti markets Burj Khalifa and Dubai Frame outlooks through the glass facade on selected units.

Who to pitch it to
