Binghatti Hills is a large residential development in Dubai Science Park with studios, 1 and 2-bedroom apartments and ground-floor retail. Completion was scheduled for Q2 2026. Remaining stock in the October 2026 export is down to a small number of large 2-bedroom apartments in Tower A, which suits families and end users who want space close to Dubai Hills and Al Barsha.
Location and drive times
The project connects to the main highways around Dubai Science Park, and units in current stock look toward Umm Suqeim Road and the Science Park community. The developer quotes these drive times:
- Dubai Hills Mall: about 8 minutes
- King’s College Hospital: about 9 minutes
- Dubai Hills Golf Club and Al Barsha Mall: about 12 minutes
- Mall of the Emirates and Global Village: about 15 minutes
Scale and unit mix
Binghatti Hills is one of Binghatti’s bigger residential schemes. The developer counts 1,666 apartments (852 studios, 528 one-bedrooms and 286 two-bedrooms) plus 21 shops on the ground floor. The structure has two basements, three podium levels, 41 residential floors, a mechanical floor and a roof.
With most of that sold, what remains are 2-bedroom apartments of about 1,346 to 1,560 sq ft. That is generous for a two-bed in this part of the city, and some of the units are corner layouts over the main road and the building’s amenities. Studios and one-bedrooms are no longer in the export.
Payment plan and completion
The project was sold on Binghatti’s 70/30 structure: 20% down payment at contract signing, 50% during construction and 30% on completion. The developer scheduled completion for Q2 2026, and that date has passed, so check with the sales team how the balance and handover work for the remaining Tower A units.
Who to show it to
At this stage Binghatti Hills is an end-user product. A family that wants a large two-bedroom within ten minutes of Dubai Hills Mall and King’s College Hospital, without paying Dubai Hills Estate prices, is the obvious buyer. Investors can still make a case: the developer projects returns of up to 8%, and big two-beds near hospitals and malls tend to attract long-stay tenants. Check the projection against current Science Park rents before you share it with a client.
